Property and Unit Creation
What is this?
This feature is your digital property portfolio. It allows you to add every building and rental unit you manage to Rent Matrix. It also integrates with marketing so you can publish available units to listing sites.
When should I use it?
Use this module when you:
- Onboard a new property into your management portfolio.
- Publish a unit for a new tenant after move-out.
- Advertise a vacancy on multiple rental websites.
- Update unit details like rent, amenities, or availability dates.
Prerequisites
Before you begin, ensure you have:
- Administrator or Property Manager permissions to create properties and marketing records.
- Complete property address.
- Unit specifications (square footage, bed and bath counts, rent).
- High-quality unit photos for marketing.
- List of included utilities and amenities.

Step-by-step instructions
Phase 1: Creating a New Property
- From the main sidebar, click
Properties. - Click
Add New, then selectAdd Properties. - Enter address manually, or use
Choose on Map, then click continue. - Select property type (for example Multi-family, Single-family, Commercial).
- Select a portfolio if available, or click
Skip, then save.
Phase 2: Adding Unit Details
- Inside the property, click
Add UnitorAdd Unit Details. - Fill required fields:
- Unit Name or Number
- Bedrooms and Bathrooms
- Target Rent
- Security Deposit
- Click
Save.
Phase 3: Enabling Marketing and Publishing Listing
- In unit view, click
Enable Marketing. - Complete required details on Step 1 and click next.
- Select utilities and amenities on Step 2 and click next.
- On Step 3, set lease term, available date, and listing channels, then click update.
- Add listing description and contact phone number.
- Click
Previewand review. - Click
Publish Listings. - Open
Marketingfrom sidebar for final review.
Example scenario
Situation: You need to list a renovated two-bedroom unit at 123 Main St for $1,850 per month.
Solution in Rent Matrix:
- Add property
123 Main Stand set type toMulti-family. - Add unit
301with bed and bath details, rent $1,850, deposit $1,850. - Enable marketing for Unit 301.
- Select amenities such as renovated kitchen and in-unit laundry.
- Set 12-month lease term and availability date.
- Add listing description and phone number.
- Preview and publish.
Common mistakes / FAQs
- Mistake: Saving a unit but not enabling marketing.
- Solution: Units are not listed publicly until marketing is enabled.
- Mistake: Wrong available date.
- Solution: Double-check dates in marketing setup.
- FAQ: Why is my listing not visible on rental websites yet?
- Answer: External syndication can take 24 to 48 hours.
- FAQ: What is the difference between property and portfolio?
- Answer: Property is one address or building. Portfolio is a group of properties.
